Ze względu na powiązanie poszczególnych zadań budowlanych, ich sąsiedztwo i konieczność uwzględnienia ich stref oddziaływania na siebie oraz łącznego opracowania projektu zabudowy i zagospodarowania warunków, a w szczególności kompleksowego ustalania warunków ochrony pożarowej dla nowych obiektów oraz mając dodatkowo na uwadze możliwość zaistnienia kolizji pomiędzy poszczególnymi elementami przedmiotowego kontraktu, Zamawiający podjął decyzję o zleceniu zaprojektowania i wybudowania w ramach jednej umowy; b) Zamawiający oczekuje wykonania projektu budowlanego, uzyskania decyzji o pozwoleniu na budowę dla wszystkich ww zadań i uzyskanie decyzji pozwolenia na użytkowanie oraz przygotowanie wniosku o wydanie pozwolenia zintegrowanego dla przedsięwzięcia; c) Wykonawca przy projektowaniu obiektów realizowanych w ramach przedmiotowego zamówienia (musi przeanalizować istniejące w terenie przedsięwzięcia zabudowania (pustostany) – Zamawiający posiada zezwolenie na rozbiórkę oraz zadrzewienia – Wykonawca będzie zobowiązany do uzyskania stosownego zezwolenia na usunięcie drzew, które będą kolidowały z planowanym przedsięwzięciem. Należy to uwzględnić na etapie projektu budowlanego; d) Roboty budowlane prowadzone będą zgodnie z Harmonogramem robót zatwierdzonym przez Zamawiającego. Harmonogram musi uwzględniać konieczność etapowania prac w sposób zapewniający ciągłość prowadzenia całości inwestycji, wraz z ograniczeniami wynikającymi na etapie przygotowania dokumentacji technicznej, zatwierdzonej przez właściwy organ.
