    "text": "610/2026/49: Investorenauswahlverfahren Overbergareal\nVO: Sonstige\n\nVergabeart: Ex ante Veröffentlichung\n\nBekanntmachung\nAngaben zum Auftraggeber\nBezeichnung\nStadt Oelde\n\nArt und Umfang der Leistung\nEine zentral in Oelde gelegene Brachfläche - das so genannte Overbergareal - soll neu belebt werden. Zu diesem Zweck sucht\ndie Stadt Oelde eine*n Investor*in, der/die gleichermaßen Interesse daran hat, neue Wohngebäude zu entwickeln als auch zwei\ndenkmalgeschützte Altbauten mit Geschick neues Leben einzuhauchen.\nKonkret beabsichtigt die Stadt Oelde\na. auf dem Areal einer ehemaligen Feuerwache inklusive eines Teils des anliegenden ehemaligen Schulgeländes drei Baufelder auf\ninsgesamt ca. 3.990 m² Fläche für Wohnbebauung und\nb. zwei Gebäude des sich räumlich anschließenden denkmalgeschützten Schulensembles, Schule (Bruttogrundfläche BGF ca.\n1.770 m²) und Turnhalle (BGF ca. 1.550 m²), für die Umsetzung neuer Nutzungskonzepte\nan eine*n Investor*in zu vergeben.\n\nHaupterfüllungsort\nBezeichnung\nPostanschrift\nOrt\n\nOverbergareal\nOverbergstraße\n59302 Oelde\n\nAusführungsfristen\nZeitraum der Leistungserbringung\nDie finale Entscheidung zur Grundstücksvergabe soll voraussichtlich im Juli 2027\ndurch den Rat der Stadt Oelde getroffen werden. Grundsätzlich ist das Projekt\nanschließend in einem angemessenen Zeitraum zügig umzusetzen, d.h. ab\nEigentumsübergang ist nach max. 2 Jahren mit dem Bau der Neubauten bzw.\nmax. 3 Jahren dem Umbau der beiden Bestandsgebäude zu beginnen. Nach max.\n5 Jahren ist der Bau bzw. Umbau aller Baukörper abzuschließen.\n\nZusätzliche Angaben\nDie Vergabe der Baugrundstücke und zu entwickelnden Gebäude erfolgt im Rahmen eines Bieterverfahrens mit\nTeilnahmewettbewerb. Letzterer wird in der ersten Stufe als offenes Bewerbungsverfahren durchgeführt. Dieser Schritt beinhaltet\n- die Erstinformation der Interessierten bzw. Bewerbenden,\n- die Bekundung des generellen Interesses durch einen Teilnahme-antrag (inkl. Angaben zu den am Verfahren Beteiligten sowie\nUnterlagen zur Prüfung der persönlichen, wirtschaftlichen, finanziellen und technischen Leistungsfähigkeit) sowie\n- die Auswahl von maximal vier Bewerbenden für die anschließende Bearbeitungsphase.\nDer letzte Abgabetermin für Bewerbungen ist der 18.11.2026.
